How does the referral network work?
After signing up, we’ll connect you with lenders who offer buy-before-you-sell programs. These lenders will help your clients use the equity in their current home to purchase their next one.
How is the bridge loan amount determined?
The lender calculates the loan based on your client’s current home value, outstanding mortgage balance, and how much is needed to purchase the new home. This estimate is shared upfront to guide next steps.
How much does it cost for clients?
The lender charges a flat 2.25% of the estimated list price of your client’s current home, plus approximately $1,850 in closing costs (varies slightly by state and loan size). The fee can be deducted from the loan amount. Cost is based on estimated list price — not final sale price. No interest accrues for the first 6 months.
Can my client use their own lender?
Yes. They can use a separate lender for the purchase loan.
What if the home doesn’t sell within 6 months?
If the home doesn’t sell, your client can choose to accept the lender’s guaranteed offer. It’s their safety net — but most clients sell on the open market before that point.
How is the offer amount calculated?
The lender uses advanced market analysis to create a fair offer based on local trends. Again, the aim is to sell on the market, not to buy the home — the offer is simply a backup.
Will my client have two mortgage payments?
No. The bridge loan can be used to cover payments on the old home for up to 6 months, so they’re only making payments on the new mortgage.
Can my client qualify if their current home is a condo?
Usually yes, but if the condo is in FL, IL, or PA, it may not be eligible. For other states, the lender may need documents from the HOA and condo association to confirm eligibility. This process can take a few extra days and may slightly increase closing costs.
What makes this better than a traditional bridge loan?
We want your client to get top dollar on the open market.
What’s the catch?
There isn’t one. The lender’s model is centered on enabling a non-contingent offer backed by a safety net (the purchase guarantee), while still prioritizing selling on the open market for the best price.
Can homebuyers use the loan for repairs to their current home?
Yes! The loan can cover up to $35,000 for cosmetic updates, landscaping, or non-structural repairs to make their current home more marketable to sell. This helps it sell faster and for more — with the lender’s support team guiding the process.
What is the purchase offer?
The lender provides a guaranteed offer on your client’s current home — valid for 6 months — giving them a backup option if the home doesn’t sell. It’s not intended to be the buyer, just a financial safety net.
Can this work with new construction?
Yes, as long as the builder covers construction costs until closing (which most major builders do).
Is it eligible for condos and townhomes?
In most cases, yes — as long as the property will be the client’s primary residence and meets standard lending guidelines. Some exceptions apply.
Do we choose the listing price?
Yes — your client and you (the agent) decide the list price. The home must be listed within 45 days of loan funding, but you’re in full control of pricing strategy.
